Step 1: Site Preparation
Objective: Prepare the ground for construction, ensuring a solid foundation for the ADU build.
- Clearing and Excavation:
- Remove any unwanted structures, debris, and vegetation.
- Excavate to the required depth for foundation work, following the site plan specifications.
- Grading and Leveling:
- Grade the site to ensure proper drainage away from the ADU structure.
- Level the site to provide a stable base for the foundation.
- Foundation Setup:
- Install footings and foundation according to engineering specifications, whether it be slab-on-grade, crawl space, or a basement foundation.
- Allow time for any poured concrete to cure properly.
Step 2: Layout
Objective: Outline the ADU's footprint and ensure accuracy in the structure's dimensions.
- Marking the Build Area:
- Use surveying equipment to mark out the exact dimensions of the ADU on the site.
- Establish reference points for the corners of the building and major features.
- Foundation Work:
- Begin construction of the foundation walls and footers, ensuring they are level and square.
- Install anchor bolts or straps that will secure the frame to the foundation.
Step 3: Framing
Objective: Construct the skeleton of the ADU, forming the basis for its structure.
- Wall Construction:
- Assemble the wall frames on the ground and then lift them into place.
- Secure the frames to the foundation and to each other.
- Floor and Roof Systems:
- Install floor joists, sub-flooring, and the main floor.
- Construct the roof trusses and sheathing.
- Exterior Doors and Windows:
- Frame out openings for doors, windows, and any skylights.
Step 4: Close-in
Objective: Seal the building from the elements to allow for interior work to proceed in any weather.
- Roofing and Siding:
- Add roofing materials to make the roof watertight.
- Install siding material on exterior walls.
- Windows and Doors:
- Install exterior windows and doors.
- Insulation:
- Place insulation in the walls, floors, and attic space as required for energy efficiency.
Step 5: MEP (Mechanical, Electrical, and Plumbing)
Objective: Install essential services to make the ADU functional and livable.
- Rough-In:
- Install plumbing lines, sewer, and water supply.
- Run electrical wiring and place outlet boxes.
- Set up HVAC systems if applicable.
- Inspections:
- Have inspections completed for plumbing, electrical, and mechanical systems to ensure compliance with codes.
- Insulation and Drywall:
- Install remaining insulation and hang drywall.
- Tape and finish drywall for a smooth surface.
Step 6: Finishes
Objective: Complete the interior and exterior details to turn the structure into a comfortable and attractive living space.
- Interior Finishes:
- Paint walls and ceilings.
- Install flooring materials throughout the ADU.
- Place trim work and finish carpentry details.
- Cabinetry and Fixtures:
- Install kitchen and bathroom cabinetry.
- Set up fixtures in bathrooms and kitchens, including sinks, toilets, and faucets.
- Final Touches:
- Complete any exterior landscaping, decking, or hardscaping.
- Conduct a final walk-through to ensure everything meets the client’s expectations and quality standards.
- Final Inspections and Handover:
- Arrange for final inspections by the local building authority.
- Once approved, conduct a handover with the client, providing them with all warranties and instructions for their new ADU.
